Babnimnim is an established, award-winning design house operating across the GCC region, founded in 2010 and led by partners Jassim Al Saddah and Tareq Hashim.

THE DESIGN HOUSE

Our portfolio spans residential, workplace, hospitality, mixed-use, and civic projects across both private and public realms, with work spanning the GCC region.

Guided by an ethos rooted in context and human experience, our work responds to functional needs and site conditions, and is informed by close collaboration with our clients. We believe meaningful design emerges from a deep understanding of how spaces are used and experienced over time, shaped by leadership that bridges creative vision, commercial awareness, and technical depth.

Our approach is integrated and cohesive, aligning architecture, interiors, and bespoke elements into a unified design language. Under the joint leadership of its partners, Babnimnim operates at the intersection of design creativity, business strategy, and engineering expertise, allowing ideas to be developed with clarity, feasibility, and long-term value in mind. As a collective of architects, engineers, and interior designers, we collaborate closely to create spaces that are intuitive, human-centred, and enduring.

THE NAME

The name Babnimnim reflects the foundations of our practice. Bab, meaning “door” in Arabic, represents thresholds, transition, and the relationship between inside and outside. Nimnim, a Kuwaiti expression referring to the smallest and most delicate details, speaks to our commitment to refinement and the quiet decisions that give spaces their character. Together, the two words form a design philosophy that values both the architectural frame and the intimate details within it, shaping work that is thoughtful, layered, and rooted in its place.

THE APPROACH

At Babnimnim, collaboration is fundemental to how we work. It shapes our process and guides our relationships with clients and partners. The studio’s leadership structure ensures that creative ambition is always considered alongside business realities and engineering logic, enabling informed decision-making at every stage of a project. Design, for us, is more than a built outcome. It is a process of interpretation that turns ideas into architecture that is thoughtful, enduring, and precise, driven by the combined perspectives of design leadership, commercial insight, and technical rigour.
